The balance between cash flow and capital growth?

When we are choosing a property with positive cash flow, do we need to consider capital growth?

Is it possible that a property both has good rent return and potential capital growth?

If it is, what is the character of that type of property?

Those questions above confused me for a long time. I am looking forward to hearing your opinions.
