The crisp white Boatshed 17, Fishermans Beach Foreshore has been in the same family since 1950, according to selling agency Kay & Burton Portsea.

It’s being marketed with a price guide of $910,000-$1 million, which would put it in contention to become one of the state’s priciest beach boxes.

This is well above the city’s median house value of $780,130, according to CoreLogic. Portsea’s median sale price for houses in the past year is $1.945 million.

Kay & Burton Portsea director Liz Jensen said Boatshed 17’s quoted price equated to the value of another sold along with seaside mansion Rovina at 3808 Point Nepean Rd, Portsea in April.

The house and shed combined fetched $13,803,750, according to CoreLogic, with the latter valued at about $1 million.

The latest offering was in contention for a record price “only because of time”, Ms Jensen said: “The last one that went (on this foreshore) was more than 10 years ago for about $800,000.”

The Kay & Burton listing describes the property as an “extra large, elevated boat shed” sure to “(provide) the ultimate holiday experience” from its beachfront position on a shoreline “often referred to as the Côte d’Azur or The French Riviera of the Southern Peninsula”.

Portsea’s boat sheds generally command higher prices than those on other beachside strips across Victoria, as they rarely become available for sale.

The Brighton foreshore record was comparatively set at $337,000 earlier this year by a new red and white striped bathing box, No. 76B.

The highest reported price for Dendy St beach had been $326,000 before that deal.

Boatshed 17 is being offered via an expressions of interest campaign closing November 22.’
