Agent that specialises in Positive Cashflow Properties

Hi all, Does anyone know or can recommend an agent that specialises in selling positive cashflow properties. We have a property that we are looking at selling which yields around 11%. IT is regional NSW so ideally we want more exposure than using a local agent. I was even thinking of selling privately if there was a good website we could put it on to target investors that want a high return. Would appreciate any advise. Thanks, Matt
