Looking for JV partner – 30 lot land subdivision in NSW

This post is for those with cash and experience. I have a DA approved 30 lot subdivision site in NSW (Newcastle) and currently looking for a JV partner to complete the subdivision as it is a bit too big for me to do on my own.
At a high level, expect to invest around $1m for a healthy profit in approximately 12 month’s time. All or most lots are expected to be pre-sold removing a lot of uncertainty and risk from the project.
