    Hi
    Just wondering if people have approximate costs involved in subdividing blocks. Say I have 1200 sqm block with a house, and want to get another 2 blocks out of that. I am in BRisbane, Moreton Regional Council.

    Which state? In Vic VERY BALL PARK numbers depending on Council and zoning you may need to submit development plans for the two rear houses and then a subdivision into 3 lots- soft costs are around $25K ++

    Subdivision for 25K – what state? I’ll move. Here in Brisbane I’d calculate about 80-100K for a 1 into 2 – that’s including DA, infrastructure and contributions and so on. Can be a lot more.

    Moreton Bay different kettle of fish. Different city plan. I’d suggest to go to a town planner for advise – they shouldn’t charge for initial consultation.

    Depending where your property is located you might not be able to do the 1 into 3 – check the city plan and zoning of the property.

    1 block into 2 new torrens titles will run you about 20k-25k in Adelaide

    Allow 30K per block + Professional costs of the required work.
