We just purchased an investment property in Sydney and the strata manager is refusing to send Strata Notices to our address in New York and is quoting STRATA SCHEMES MANAGEMENT ACT 1996 – SECT 118
Has anyone had this happen to them before? its been a total clusterf4ck dealing with them as we found out our conveyance put the property address as the “place to serve notices” on the exchange documents and they are refusing to mail any AGM notes or Strata Invoices to us saying we must have an Australian address.
Who is responsible in this day and age saying all letters must be sent to an Australian only address.
My strata just emails them to me.
I dont think there’s anywhere in the Act that specifies you must have an Australian address. Probably just a limitation in the software they use.D.T. | DT Property Management

Just get them emailed, pretty much every strata does this.
