    If you are thinking of subdividing you block, you could do a straight subdivision if the land size meets your local council standards. Alternatively you could get a Town Planning permission for a dual occupancy house design and a subdivision to create two or more lots .

    The guidelines for obtaining the subdivision is:

    Make a formal Application to Council and pay the relevant fees.

    The Application would contain all the drawings and a written report prepared by your town planner or licensed surveyor
    Council would advise you if they need any further information which must be submitted by the due date

    Once the Council is satisfied it has all the relevant information it may decide to advertise the Application

    The plans will be circulated to all stake holders. They are the internal departments of Council who look after its assets like traffic, environment, drainage, health and also external parties who own the service assets like say the sewer, water, and power and other referring parties like Vic Roads and the CFA if they have an interest in the land

    After the advertising period, Council will consider any objections made to the Application and either grant a Permit or Refuse it.

    To get the registration of the lots after a Permit is granted may involve these steps

    A licensed survey will then make a plan of subdivision which will be referred to all the referring parties like Councils Technical officers or external parties like the sewer asset owners who placed conditions on the permit

    Any works required in the condition must be satisfied either by actual construction or in some instances through forming an agreement which will form part of the titles. Those works could require the provision of services to each lot like sewer, water, stormwater discharge, crossovers and so on.

    Once these works are completed the Council will issue a Certificate of Compliance or certify the plans. Your licensed surveyor should do all these tasks on the prescribed forms

    Your lawyer or conveyancer could help with lodging the certified plans to the Titles office who will then create the lots on title
    The street numbers will be provided thereafter.
