    Could Brisbane guys please let me know is buying an IP in Zillmere is good decision? I am looking at an LMR site, less than 1km from the station. Any help or insight is much appreciated.

    What is the return? I think if it works as an investment and you get the lmr potential how an you go wrong?

    Asking price about 435K and rent is about 380 week; Yes it’s investment property.
    I understand there is ‘good side’ & ‘bad side’ in Zillmere, not sure which side this property falls into.

    I don’t like the rental return, so i would pass unless you know there will be a very good capital return (via subdivision etc). On a very (and I mean very) basic calculation, if you’re paying $435k then you would want at least $435/wk in rent. So, I guess if I was going to buy it, it wouldn’t be based on the return.
