Hi,
I was wondering how long after refinancing a loan I should/have to wait to open a new loan on another property?
Back story if you need/want it: I have a single family home I purchased with my VA loan several years ago. I have 213k left on my VA loan for a second loan. I can come up with 15k for a new property (looking for a triplex/quadplex in my new area) but they seem to be around 320k. I can refinance my original house into an investment loan raising my rate from 3.5 to 5, but only raising my payment $25 a month, I would have to put 7k down on the house to bring it to the 20% down providing it appraises at what I think it will. This would free up 417k for a VA loan here at my current location.
I would prefer to sell my single family home, but I am not actually sure what it would go for, and how long it would be on the market empty. How much should I expect to spend when selling a house on the closing costs and what not?
I want to get in to a property here in the next 60 days, which is why I am looking at it from these angles.

Firstly welcome to the forum and I hope you enjoy your time with us.
Must admit the question is rather confusing so i am not entirely sure i understand what you are asking.
If the question is can you restructure or borrow additional funds for a new purchase using the security of your current property then yes subject to equity and serviceability there is no time limit.
If i am miles off track please rephrase the question and we can provide a more structured answer.

Brass tax of it is, how long should I wait after refinancing one loan before securing a new purchase loan? Is there a recommended time or is it viable even days after a refinance?
Gerald yes you can do it at the same time.
We have done 2 applications this week for forum members where we settled the refinance on 1 day and lodged a pre-approval application the same afternoon.
