I'm just wondering what the process for final inspection of a property prior to settlement is – with regards to repairs / broken equipment.
Should I find ie: a toilet not flushing or an air conditioner not working…. and this has not been mentioned to me "the purchaser" by the vendor or selling agent.
Is there an obligation that the item is repaired to a working order by the vendor prior to settlement.
Also – A tree branch has fallen onto the garage. If the garage roof is damaged – Am i right in assuming that the vendor should have this repaired at their cost prior to settlement…?
