    Hi fellow forum members, 

    Is anyone here sold any properties in the US before? I am about to sell my property in Miami and wondering what the process is.

    We are currently looking for a agent to sell the property for us. but the commission is very high (6%) i am not so sure if we can negotiate on the commission and how much is a realistic discount if its negotiable. 

    Any info is much appreciated.

    Hi Ivan,

    Can you please give us some more details on the property.

    is it a house or condo?

    What would be your asking price? What are the expenses? What is the rent? etc….

    6%  is standard commish not many realtors will negotiate lower unless they were getting multiple listings

    Thanks for the reply, this is a condo situated in a nice suburb in Miami.  the price is 330k or above. the rent is currently 450 weekly and the expenses is about 1300 monthly.

    You will find in most markets that if you want the best results…you need to pay for it!  You can expect to pay 6% to 7% in most US markets usually equally divided between the listing agent & the selling agent.  You can always try to negotiate but to attract the agents who really work to get things done…and not park it on MLS or stick a sign in the yard….you've got to pay for it.  I'm not an agent but whenever I list one of my flips with one, I offer a higher percentage to the selling agent….works like a charm to get it sold!

    I am soon to sell my Atlanta investment property (house) so good to know 6% is normal.
