    Hi All.  I am currently really unhappy with my property manager and while I am in the process of finding a new agent I want to take these guys to Tribunal.  Can anyone advise what's the best way to approach this.  Big thanks.

    Buckley's chance of success unless you can show that they have breached the agency agreement. They may be incompetent, useless, a waste of oxygen

    Sounds like it was a frustrating experience – what issues did you confront?

    Do you have another PM lined up? If not – you might be able to get some recommendations for a new one on this forum. Just start a new thread with it in the subject heading.

    Hi Diehard.

    Ask the CTTT or Fair Trading in your state about the problem and how to address the mediation and Tribunal process and if compensation is a possibility.

    Big thanks for all your help guys.  I spoke to fair trading and they told me to go tribunal and ask max compensation, but then another person from fair trading told me you can't sue for more than whats been paid ie management fees.  A friend who works in real estate actually told me his office got sued and lost because they started their emails with "Dear tenant" and "Hello tenant" so they had to change to "Att:" instead.

    Depending on how big the area is where your property is located, I'm wondering if you will become known as a difficult landlord in the town (just have to think of the longer ramifications).
