I'm currently considering purchasing an IP (turn key package) in Cockburn Central. Property is a 4×2 situated in a group of 7 other new builds which are all 3×2.
Purchase price is 440,000 and rental valuation is between 430 and 470.
My concerns are that there is a lot of developments in the area and I'm concerned this may 'flood' the area with rentals which in turn may drive down the rental prices and also out supply the rental demand.
Any thoughts would be appreciated.
