    Hi,

    I'm going to be renting in the ACT for approximately 8 – 10 weeks.

    Can someone please advise:

    Security payment / Bond requirements (is a bond compulsory?)

    My rights as a tenant & what to expect from my landlord

    What's compulsory and what's negotiable for short term tenancy

    What the role and responsibilities of a "Head Tenant" are?

    Insurance requirements – both mine and the landlord (& the Head Tenant, from whom I'll be sub-letting)

    . . . . . and anything else I should know before I sign an agreement with the head tenant.

    Hi Jamie,

    Wow that's a great document, and answers "most" of my questions, however, I'm still not sure what constitutes a "Head Tenant"?

    Could a "Head Tenant" be regarded as someone who has leased a property directly from the owner (landlord), and then has permission from the owner to sub-lease other rooms in the property?

    Or would the tenant who leases the property from the owner, be regarded as the landlord by the occupiers of other rooms in the property?

    There also seems to be some confusion about whether persons occupying the other rooms could be regarded as boarders/lodgers, or if they are actual tenants (all rooms are furnished). . . .  is there a distinction between these descriptions?
