All Topics / Value Adding / Strata title a 2 storey home?
Hi, I've seen what appears to be a 2 storey home split into 2 seperate flats (upstairs and downstairs respectively) which I am considering purchasing to strata title and resell. They are on a single title. I know strata titling in this circumstance can be done in my local council, as I've seen another currently for sale which is strata, however it's not an exercise I've undertaken before…
I'm aware of general costs such as surveyors, council fees, potential contributions, separate metering etc. All the other options I've been looking at are single level so potential firewall upgrades are easier to cost, however with a ground floor flat and first floor flat are their noise cancelling in-floor insulation or anything else I might need to watch out for, or any advice on this particular scenario?
Construction is brick, both levels are renovated and quality is good.
Much appreciated.
Fire separation, noise separation (including noise & fire insulation of piping), exits, fire indicator panel (possibly), separation of electricity supplies, fire doors, deliniation of common areas, strata survey plan, meeting all BCA compliance requirements for strata properties etc.
That might be a good start.
