    Hi everyone

    I'm planning to build a 3 bedroom unit behind an existing dwelling in Melbourne. Brick cladding, garage, ensuite, standard finishes. My calculations have come to $150k which includes plans, building permit but no subdivision as i'll be keeping both properties for now. I'll be doing my own cabinetry, painting , tiling and bathrooms.

    Does this sound about right to you? I'm guessing i need to allow another $10k for a new drive way.

    If the property is lowset then you can probably work on $1100 / square metre or so.

    Driveways, landscaping etc will be extra but should be well within budget.

    Thanks Richard, so based on your calculations roughly around $125k to build a 12 sq unit. Obviously extra for driveways, etc. That’s pretty good to me.

    The figure Richard quoted is per square metre – not per square.

    Another big factor in determining your costs will be your drainage design and stormwater requirements. These are dictated by the water authority and council. A good engineer will help you.

    For the driveway (coloured) allow $65 per metre and a couple of grand for a new crossover if you need one.

    Dont' forget to add landscaping, fencing and the cost to provide a car-space for the original dwelling (if it doesn't have one already).

    For double storey stuff most of the figures I see are in the $1400-$1500 m2 range, at 20% extra for poured slab construction on the upper levels.

    I've actually converted Richard's square meter rate to squares. I hope i've done it right.

    Hi Oscar,

    That is a good point – a good engineer on your side will save you heaps. Would you recommend getting plans drawn up by an architect or draftsman? It is a basic unit and have been leaning towards a draftsmans but have been told an architect is better as they are more qualified and liable if something should go wrong.

    With a project like this I would focus on finding someone that is competent to arrange your designs and follow through with your Town Planning application before you differentiate between an architect and draftsman. Both can do the job.

    Oscar, this is exactly what i want! And also to tell me if it is feasible or not. Can you recommend any one in Melbourne. Property is in Western Suburbs.
