Just wondering if the forum could advise. Have just bought an IP, settling in 2 weeks. We're having our first open for Tenants this weekend. Just drove around to have a look and the place is overgrown – going to need some major gardening before the weekend to get it in shape. Now – is this the responsibility of the vendor to keep it looking ship-shape, or my responsibility since I'm the one having the open?

The property should be in the same condition at settlement as it was when you signed the contract.
Just let the potential tenants know that the lawns will be tidied up prior to their lease commencing. Not sure if you can get the current owners to sort it out prior to settlement – and it's nice that they're allowing you to show people the property before settlement.

Hi,
I am in a similar situation, i.e. first open for rental inspection this weekend with the property settling in two weeks.
I am thinking of going in during the inspection to have a look at the state of the house so I can arrange cleaning etc if needed before the first tenants move in.
Is it something that is OK to do or is there some legal aspect that I should be aware of?

Personally, I wouldn't arrange anything until you've actually settled on the property.
