Hey, I've recently put a deposit down for a large parcel of land in the western suburbs of Sydney (2800 meters squared), it has a house at the front and a huge backyard. im looking to keep the house and put 6 town houses at the back, I was originally going to subdivide and had got quotes and done all my due diligence in that area but nows it looking like town houses could be a lot more lucrative, can anyone tell me who I would consult to get a DA into council for town houses and how much it would cost just to get me to the DA approval stage and any referrals would be great, thankyou
If you haven't done so already – ascertain the councils DA guide and explore the options. Get an idea of what can be done and what cannot be done.
Secondly, contact the town planner at the council and talk to him/her about what you want to do. You generally have only 15 minutes so you need to be very specific with your questions. Make sure you do your homework on the zonings, etc.
Thirdly, get in touch with a town planner you can help prepare the application for you. There are a series of things you need to do such as surveys, etc however the TP can go through this with you.
What council are we talking about here?

Thank you Shahin that was helpful, it is Liverpool council that I am dealing with, I have spoke to the councils town planner and they were kinda helpfull, but yeah I want to take the next step and start getting a DA in progress, when submitting the plans for the DA they don't need to be the detailed construction plans do they? They are a much less detailed plan is this correct? Is it possible for townhouses to have a surveyor sort out the DA or are they only suitable for subdivisions
Some councils have a 'Pre DA' consultation. Basically you submit concept drawings rather than the whole box and dice. They give you a general idea of if it works or if it doesn't, what things to consider, and what things to include in the DA submission.
A surveyor cannot sort out the DA but usually companies that offer surveying offer DA/TP services as well. If you are based in Liverpool try calling Burton and Field – they have an office in Epping and Liverpool I believe. I have used the Epping guys for a DA/CC in Pymble.
Re detailed construction plans – there is a DA submission checklist that most councils will have on their website – ascertain this to get an idea of what you will need to include as part of the submission.

Why you want to keep the house when it will probably yield another 2-3 ? Check your numbers carefully as going down this path may not be the optimal use of the site or give the best bang for your buck.
No worries, I will look into it more as it may be the best option to have the house knocked down, it does have a granny flat so the cash flow was going to be good while the townhouses were getting build but your write I should defanatly do some serious number crunching and see what's going to put the most money in my pocket and also thanks for the reference Shahin I will be shore to email them sometime over the next few days!!
No worries – they also do surveying so they can give you a quote on those things as well.
