    Need some help finding if there are any good seminars coming up in Melbourne if anyone knows of any thanks.

    Have you looked at "I Love Real Estate?" They have a few free one day events. Not sure if there are any in Melbourne soon.

    There is plenty of information at your finger tips via this site. Stick around for a few weeks and you will pick up on a lot of good and specific information.

    We will have the Property Know How Club which will give people the opportunity to learn how to invest safely.

    However what is really important here is if you are going to a seminar what is the purpose in most cases it is to sell you a service and I don't have a problem with that if it represents value for money. However in most cases it is not. So make sure that if you go to a seminar keep your hands in your pocket, most of these groups sell because people are prepared to buy without doing any due diligence.

    If any course promises to turn you into a property developer or options trader in 5 minutes for just a fee I suggest you run. Many of these groups target people who do not have money.

    However there is always some good information it is just important that you do not get caught up in the hype.

    Thanks I plan on staying around I like the feel of this site . I am in building and construction and am about to finish my diploma in building then ill sit for my license so almost there .

    Thanks Nigel for the heads up but I'm not to easily convinced to invest but what I'm looking for is different ways things can be done and as much info on all that's involved in property . I'm also looking to meet the people who share the same interests as me and networking for potential joint ventures . I'm pretty good hands on and nearly have my builders license .

    I’ll be sitting for my builders license mid this year. Are you going for a DBU or DBL?

    If you have a builder's license and are in the property game – then it carries massive advantages.

    What kind of advantages is there by having a builders license? Would the banks be happy to lend more?

    No its actually the opposite from a finance perspective – lenders have limitations in terms of LVR as to how much they will lend. However it does work in your favour if the LVR is at a lower amount. It is also beneficial if you are doing structural renovations vs just cosmetic renovations.

    I'm not shire yet joe but I'm hoping DBU but need to see with one of my teachers what he thinks but I think im ready for DBU but it doesn't matter because my best mate is DBU and if I get dbl ill just work my deals under him and  go for DBU a little later

    Being a Builder can be a disadvantedge as far as financing is concerned but it also opens up more avenues.

    I wouldn't have built my property portfolio so quickly if my partner hadn't been a Builder but then i guess he didn't have the financing capabilities or equity to grow without me so a perfect arrangement for the time we worked together.

    Maybe teaming up on doing a JV with someone might be the way forward.

    That's what I'm planning I'm just trying to get set up first but will work out so much better in the end .

    i will be looking for JV very soon .
