All Topics / Opinionated! / Lin Andrews / Andrews property – Manage your Property?
To the Property Investing World out there,
I am just wandering if any one of you have a property managed by the former Lin Andrews or Andrews Property http://www.andrewsproperty.com.au/
I would love to hear the experience you have had with them, especially regarding
– maintaining your property
– reporting back to you and fixing maintenance issues
– just general service from them
Love to hear from you. Please get in touch
Hi Hiten
Are you looking to engage them or have you experienced issues?
Where are you looking for a property manager? If you mention the location you might have some people on the forum that can provide recommendations.
Cheers
Jamie

Hi Jamie,
Thanks for your quick response, I was with them in Coober pedy and I must say I was not to impressed with how they have dealt with me and then when my property ( in my opinion was neglected by their management ) I get a letter from them saying they are not willing to management my property anymore, see you later. Leaving me in the lurch with a property I have to fix and get sorted from Sydney. I have tried for over a month to email and call Warren Andrews the owner and no response from him.
I am looking for another property manager in Coober Pedy if you can recommend anyone please?
but also
If anyone out there has had the same experience as me with Andrews property?
Hi Hiten
I'm sorry to hear.
Do you know why they acted in such a manner?
I don't know of anyone in Cooby Pedy but hopefully there's some forum members that might have an idea.
My only concern is that it's not the most populous place in the world – so there may be very little variety in the way of property managers.
Cheers
Jamie

If I could attach the letter I got from them, you will crack up.
Well I am now managing the property myself from Sydney. The excuse I got from the management agent 'Emily' was it all got too hard for them.
Lazy in my opinion.
Thanks Jamie anyway. I hope to hear from a few others out there as this is no way to manage property and neglect your responsibilities as a property management company and then to ignore all my calls and emails. Very un-professional of Warren Andrews.
I think they know there is no one else out there so they have full control and don't have to offer any service or take any responsibility.
Cheers for trying to help, and listening
Hiten
Too hard for them! Sounds like an excuse my 6 year old tries to use on me all the time.
Best of luck with it, I hope it all works out ok.
Cheers

Thanks Jamie, see what happens
Hi Hiten,
An issue with smaller towns is the number of property management options you have.
Google tells me there is only one other REA in Coober Pedy. Might be worth a call if your self-managing becomes too hard.
Might be a few more in the future if the current news about oil in the area comes to fruition
Cheers

Derek, i really appreciate it. Thank you so much
I have never had any personal dealings with LIn Andrews, however within the Adelaide Real Estate fraternity they do have a fairly good standing.
Speak to Toop & Toop, very professional, probably the best in SA id say in systems and procedures etc
You should ring one of the Andrews direct. I think the son is the MD, he may appreciate to hear about what you received, a lot of time these decisions etc are made by the line manager. I cant imagine the Andrew's family would want tell a client they do not want them. Amazing
Really bad service if that is the case, did you get a call or anything from them first.
I refer numerous clients to property managers in Adelaide, now thanks to your comments We now have another one to put on our flagged concerns list.
Hi Antonio,
I received the letter on the 21st Dec 2012 to give me the boot and leave me with an unhappy tenant and a property that needed urgent maintenance. I was not even left with tenants contact details.
I have rang Mr Warren Andrews a dozen times. No reply. He does not have the decent courtesy to call me to explain the situation or why Andrews property have had enough. His young in-experienced property Manager 'Emily" has no work ethic and has a lot to learn in the big wide world on how to deal with clients.
I would love to hear from other investors who are un-happy with Andrews service as I would take this further and happy to lead the way.
Hiten wrote:His young in-experienced property Manager 'Emily" has no work ethic and has a lot to learn in the big wide world on how to deal with clients.PM is a tough gig when you first start out in the world of work and I suspect the attrition rate is pretty high. Dealing with two clients, often with opposing needs, is not an easy situation IMO.
On top of this I not sure how big the potential employee pool is in Coober Pedy is or how easy it is to retain staff. I know in some of WAs mining towns the transiency rate is pretty high. This may also be an issue in CP.
Having said all of that – seems strange the owners haven't been in contact to talk to you.
Hi I completely understand. And agree.
But not to have the owner who has his name on the door not ring me. That is a joke. But we shall see how this unfolds, I believe there are a few more out there that have had the same experience me, I just need to find them
Thanks Derek
Shocking service Hiten, at least with social media now companies like these will suffer in the end.
I do know someone who has investments in Ceduna and may know someone there who could help or point you in the right direction.
No wonder Real Estate Agents are perceived as car salespeople.
There is no logic in their decision ,okay the property might be too hard to manage due to its location, however do not just dump you, how about offer some service for the fees you have been paying and assist in finding a solution for you. They are in the industry for goodness sake, they would know stacks of people in the region who could fix your problem for you or at least point you in the right direction.

If they have left you with a bitter taste in your mouth I would send him an email making it perfectly clear how dissatisfied you are and how such poor customer service can damage a business reputation overnight..
Actually this has given me inspiration for an article,
":What to do when your advisor lets you down".
Good luck Hiten, do not get too disheartened, adversity makes us stronger and there will a solution, perhaps this hiccup will now make you better assess your investment management strategies to avoid the same problem again, once you find the right person, you watch how hassle free and easy it is then.
All the best on your endeavors to create wealth through property investment
Thanks Anonia, Shocking is not the word. I will keep everyone posted on what has happened
