i just read this article on australian Property investor magazine and was quite excited that a nearby suburb is full of potential. Any investor have anything good to say about investing in mirrabooka wa.
Apparently its a good one for IP as they new train connection when its complete will raise the suburbs profile.
I might think about it in the future ..a ny comments ??
It's a low socio-economic area with a lot of migrants regardless of what infrastructure or anything may be going to be put in there.
I bought and sold in a suburb near there but couldn't get the resale value required for the development so the finance fell through.
Thats interesting .. but then so was ( and so is ) the next suburb balga, but i know if i had invested there maybe a year or two ago or a little earlier even i could make more than 10 to 20 % in growth wiht a good pick..
I know a friend who is almost cash flow positive with a investment in balga .. with it being the same kinda investment
Hi Jerome,
REIWA Suburb Stats here
MAX Light Rail Project outline here
The proposed MAX project is one of many reason we are currently undertaking development in the suburb of North Perth which is a little closer to Perth.
Been a while since I drove through Mirrabooka but Nollamara and Balga have been seriously redeveloped during the last 10 years. The large blocks in these suburbs made villa/townhouse building relatively easy.
Hope this helps.
Hey thanks derek
for those helpful links
as you pointed out Duplex, Villa, Town House is at 45 which certainly implies some potential
cheers
