    Need some advise as I am looking at 2 units in a block of 5 and I am not sure which one would  be a better buy

    Both units are 2 bedrooms

    Unit 1 is a double storey which is at the front of the unit complex facing the street(there is  1 other unit facing the street front with this unit also)

    Unit 2 is a single storey which is right at the back of the complex at the end of the shared main driveway

    Is there an advantage to either one?

    Which suburb? What does the strata on each look like and whats the sqm of each? Are they the same price?

    Unit details are below

    Ground floor unit

    *Living Area 64 sq

    *Garage 22 sq

    *Deck Area at the back of property approx 25 sq

    Double Storey

    *Living Area 48 sq

    *Garage 22 sq

    *Smaller living area with land area at front of property facing roadway(not usable IMO)

    Both properties are same price

    Two storey units (maisonettes) tend to have a little bit more wasted space due to the staircase and upstairs hallway chewing up floor space.

    Did I read that right – 2 bedroom and its 48sqm?

    I would prefer large sqm over the idea of double storey. The one negative with the first unit is that it a ground unit but then again its got the deck area.

    I was leaning towards ground floor unit as it has approx 20 sq mtrs extra living area with an outdoor deck area also.

    Double storey unit has living area on top level including a small balcony area which I think was designed to take advantage of views to the city

    Hi,

    If I were you, I’d definitely choose the larger apartment. The 16 sqm difference is a decisive factor, given the fact that we’re not talking about very spacious units. Say you had to choose between a 150 sqm unit and a 166 sqm apartment, then yes, pick the 2 storey unit with a street view. But since you’re dealing with 48 sqm and 64 sqm, I’d suggest you think practically and put space first.
