Triplex Development in in Perth Metro (WA)

Hello all,

Me & My wife are interested in triplex development. We've just started looking for land (730sq m+) in Perth Metro area (inner suburbs). We are new to IP.

Could you please assist us with the following details:

1. What's the process involved (council approvals, surveying etc.,) 
2. List of expenses involved?
3. How much it will costs to demolish & sub-divide a land in WA?
4. How much it would costs to build an unit (total area: 200-210 approx; Build area: 100-135 sqm approx)

(We want to build units that are of good value as well.)

5. Average time to complete the project?
6. Any ideas/strategies that can save costs (including for CGT)
7. Any specific suburbs that are doing well (or) where I can look out for triplex blocks
8. If you have already developed a triplex, please share your experiences (pros/cons) (e.g.

What are the things that I have to be careful about when working on a project like this?)
