    HEY

    I AM INTERESTED IN BUILDING A DUPLEX IN 2319 NSW. LIVE IN ONE, RENT ONE OUT. JUST WONDERING ABOUT THE INFO ON CGT (CAN I AVOID IT AT ALL), GST COSTS, DO I HAVE TO SUBDIVIDE, HIDDEN COSTS etc.

    FIRST HOME BUYERS I WILL RECIEVE $15 000

    I WILL AVOID STAMP DUTY DUE TO BUILDING FORST HOME

    LAND COST – $160 000

    DUPLEX COST – $300 000

    ESTIMATED RENTAL INCOME – $320 p/w

    ESTIMATED VALUE PER DUPLEX – $290 000

    Unless you are building a pair of 2 bedder single storey properties – the duplex will cost you much more than that. Also factor in site costs and the 7,000 other small costs like holding costs, demolition costs, etc.

    Re the finance side of things – be careful of the lender you deal and the policy of that lender. Not all lenders will lend you the money you need based on the above scenario (I am assuming of course you are restricted by your deposit).

    Hi Daniel, what’s with the use of all capitals? It’s like yelling. Alter to mixed case and you will likely get more replies :-)
