i live in a house on a small inner melbourne block 8.3m wide x 24m deep.

if i demolish and start again im told i can only build 10m plus 25% of remaining length on the boundary or 10m plus 3.5m equals 13.5m

currently the old house on site stretches 15m along that same boundary. Im told if i dont demolish this wall incorporatei it as part of the house design that i  could actually build to the length, The permit i would be seeking would be a part demolition & renovation. Is this the default way of maximising the build length along the boundary. Same with street setbacks . Is this correct

    regards

Get it in writing from the council town planner including the clauses from the LEPRE/DCP.

Some councild won’t allow zero lot lines but others will allow it.

There is also ‘oops’ get the plans approved retaining the wall, build the tie-in walls then oops the old one fell over and gets rebuilt.
