I'm thinking about getting one of my IP's valued and was thinking of using RP data short form valuation for $440. They come out to your property within 3 working days.

Has any one used this service from RP data and if so could you share some feed back?

Do you have a mortgage on the property? If so, do you know if the lender allows for free upfront valuations to be carried out?

    Cheers

$440 is a lot for a valuation. Is the property rural or located within metro? If you are looking to take out new funds – most lenders provide free or discounted upfront valuations.

Hi Jamie, thanks for the reply. The property has a mortgage with CBA. I was thinking of getting it valued for my own records. I guess i would like to know what the house is worth from a professional point of view. I haven't bothered calling CBA as once i have it valued i wont be using the equity till late next year.

Hi Shahin, thanks for the reply. The property is located in Melbourne Metro, 20KM from CBD. As i'm not really looking to take new funds out yet i haven't bothered calling the bank.

What would be a fair price for an on site valuation?

$250-$300. Anything over this amount is too expensive and you should shop around.
