It depends on what you are looking for
Just one word of advise. Make sure that whoever you use actually inspects the property. I know that some companies find the properties on line tell there clients to do their own due diligence and then charge the client 2,5%
Make sure they have experience and know what they are doing. How long have they been buying for people and where?
What are they offering you.
If they save you money and make sure that you buy the right property then they are worth using.

Is a percentage charged more common than a flat rate fee? Only curious because the agent I might use charges a flat rate fee, which could end up more expensive especially if he finds me cheap properties.
1. depends on what location your after and most importantly what strategy are you more comfortable with?
2. Some charge % some charge flat fee…no wrong or right.

Most that I've crossed paths with charge a flat fee.

Thanks for the comments everyone; just met a couple of buyers agents at the Property Investing Expo in Melbourne and a couple were talking about purchasing blocks of old flats to renovate as a group to build equity and increase rents to create a cash flow positive or cash flow neutral outcome.
