Could somebody explain in simple terms (not the government or council mumbo jumbo) the difference between the Victorian residential zoning codes and what is allowed within each zone
If you wish to build a house, townhouses or units, the first and most important issue is that the property is within a Residential 1 Zone (R1Z) as this is the primary zone for residential uses.
Most R1Zs also have overlays that provide further details on how the land may and may not be used.

If you go to Land Victoria you can do an address search. Then, click "Get Report" and this will build a pdf report on the property.
Opening up the report will show what zone your property is in, and you can get more information on the zone by clicking the link. For more detailed planning questions I'm sure many of the professionals on here will be happy to help you out (such as Christian or Breece).
