    Hi there,

I've searched a borrower's agent called "Vanilla Loans" and I can't find any discussions about them at this website.

Has anyone used Vanilla Loans? Would welcome some feedback before I engage them.

    Thanks.

Call me skeptical, but Your first and only post and it looks like you are trying to drum up interest for this mob.

    I'll oblige, Skeptical smiley.

I've been to the aforementioned firm's website but a website does not guarantee legitimacy, therefore I posted my comment.

As Terry mentioned unusual maiden post but we get all sorts here hence the skepticm.

It all depends on what you are looking for i guess.

If you want a Yes man i guess they might suit you but most serious investors look for a little bit more than that.

    Cheers

    Hi Richard or anyone reading,

I'm in the researching stage of my property purchase. So far I've arrived at a list of the following things that I want in my mortgage:

    • free extra repayments
    • P+I
    • fortnightly or weekly repayments
    • offset account
    • fixed rate
    • ability to make lump sum payments without penalty.

The list may be naive but I welcome any suggestions.

With a fixed rate loan, there are restrictions on the extra repayments you can make, and offset accounts.

    Cheers

Sorry Patch you didn't ever mention any particular loan criteria your original post related to a Borrowers Agents website and us to comment on what we thought of them.

Again absolutely impossible to make an open recommendation without all of the facts and figures.

A lot of lenders offer the criteria you are after but whether you meet their lending criteria is a different matter.

    Cheers

    Hi Richard,

Can you explain what you mean by "A lot of lenders offer the criteria you are after but whether you meet their lending criteria is a different matter."

I do have a deposit and secure employment.

I apologize for not giving all the details in my first post. I am developing/learning with each comment I make and every post I read here.

    Patch.

Adelaide Bank Fixed rate has a fully available offset option but the rates are slightly higher than the majors.

    G'Day Patch,

The loan requirements you have provided is available through most banks/lenders. The question is what is your investment strategy both short and long term. Based on this need, the right product can be matched.

    Hi Patch

A deposit and secure employment is two of a number of requirements lenders / mortgage insurers may have.

It is > over 80% lvr, do you credit score well or do you need a non credit score lender ever had a credit enquiry in the last 12 months etc etc etc.

Sorry i am not trying to be facitious but the list goes on and a deposit and a job does not get you over the line these days with everyone.

    Cheers

    Hi Patch,

I strongly suggest you contact Richard, or one of the other great brokers on here and engage them to give you a full run down, not only of the different options available from the various products on the market, but also how to structure your repayments cost effectively. You also should plan for future purchases upfront. In finance its very difficult to reverse mistakes in loan structuring, particularly if you're badly structured in terms of tax efficiency. You will do well with an experienced and knowledgeable broker on your team.
