    What is everyone's opinion of looking buying an investment house at Boyne Island Q 4680.  Is it a good move or not?  On the fence….the market seems to be slow there at the moment so may be a few deals to be done??

    Hi Chris

    What are the pros and cons you've identified for the area?  A couple of important questions to ask are; what is the demand like for rentals?  What is the employment available to residents?  I see it is near Gladstone… is mining the only industry?

    The pro's are there is heaps of infrastructure and development happening in the area (doesnt seem to be just mining) and Boyne Island itself seems to have around a 1% rental vacancy rate while Gladstone is a lot higher.  

    There seems to be that a lot more people want to be near the beach and not minding the drive to work.

    Very similar to the Gladstone market, but more owner occupiers and less renters.

    Currently working in Gladstone month on month off (LNG related) and watching the market and personally am not investing here, from what I can tell the construction workforce is at or near it's peak, and supply has increased vastly with heaps of new stock coming onto the market. I believe the sudden surge in demand for rentals is only temporary and has been satisfied.

    Just my opinion being on the ground.
