    Dear all. I am newbie, so please be nice. I am looking to get my first IP for sub-division. Ideally I would like to keep the house and build another on the sub-divided land.

    I found 2 properties that i like. However, they have SBO  (special building overlay), DCPO (Development Contribution Plan Overlay) and LAND SUBJECT TO INUNDATION OVERLAY (LSIO).

    What are these overlay stuff? Does it mean that sub-division and development is not allowed or too expensive?  Can anyone enlighten me please?
