Hi everyone
I am planning to demolish existing 3 bedroom house and bulit new duplex in Sydney.
Can anyone please advise me approximately how much it would cost to built duplex? per Sqm
Who is leading builder for duplex?
What are the other additional approximate cost and how long normally it takes?

Hi Sam,
You are looking at around $1300 per sqm. Do you have DA/CC? Also what area of Sydney are you building as that would dictate the type of duplex you build and thus the builder.

Try Wincrest homes – they will ask for the plans so you will need to email this to them for them to provide you with a quote.
There is not a lot of builders that do custom designs and those that do charge an arm and a leg.

Hi,
V r planning to purchase a vacant land and construct on it in conjunction with a friend. The areas we are looking at are – Hills District, Hornsby Council and Kuringai (North Shore area).
What is the best option – dual occupancy, attached duplex, subdivision, strata title, dashed strata title or any other?
We are seriously thinking of an attached duplex. Is there a checklist we need to make before we purchase the land?
Stay clear of Kuring Gai council – you can make serious money in the area or potenially lose a lot of money. If you are not a seasoned developer and don't understand the area then stay clear. Stick the councils that have more relaxed rules like Holroyd and Parramatta. Go for a torrens title subdivision as opposed to strata, deatched is always better than attached but will cost a tad more.
Have you been able to get a DA before? Do you understand the process and more important the time it takes to get one?

I'm interested in your reply, as I'm currently looking at building a duplex in The Hills. Is there a reason you wouldn't recommend this?

Hi Poppy,
The Hills is ok I believe but I have never developed within the council. The councils to stay clear from due to their ridiculous (but of course intention planning) is Kuring gai, Warringah and Waverly councils.
Have you look at the DA guide for Dual Occupancy? Is it attached or detached? Have you considered engaging a Town Planner?
