    Hi all.

    I am looking to sell some new and renovated units shortly. They are vacant. They are on the affordable side of the equation and would suit mum and dad investors and first home buyers.

    Does anyone have a view and/or experience on staging for these properties. Is it worth the cost?

    Hi Ben

    From experience definitely worth it. If you have more than one unit you can move the furniture from one to the next and so on. Probably cost $5k-$10k (depending on standard of finish) upwards to buy all the items, or you can hire furniture etc. Well worth it you will see a better sale price and generally a quicker sale.

    Totally agree with D.

    Definitely worth staging the properties whether you buy the furniture or just hire it.

    I know a good stager in Brisbane who has just gone out on her own. She's very talented and because she's just new in her own business she doesn't charge and arm and a leg (yet!).

    One way to keep your costs down further is to just stage the lounge, dining and one bedroom (the master).

    Another way to go is to buy the furniture yourself and get a stylist to help you choose it and arrange it in the property (Jillinda from the company I mentioned above does this too I believe).

    Good luck – I think you're doing the right thing by investigating the staging avenue!

    Thought I'd point out that DWolfe actually runs a staging business (in VIC) that fits your requirement perfectly.  Why bother reinventing hte wheel when you can wheel someone in that knows exactly what they are doing for your market sector.  Why not get in touch with her  smiley

    Home Staging / Property Styling is important if you want to get the best price and a quicker sale.

    Think of Staging as the Icing on the cake, it will give your properties the edge over any competition, show value for money and will make your property more inviting to buyers. 

    An example published in API Mag demonstrated what a great investment Home Staging can be:

    • Two near identical neighbouring houses
    • For sale at the same time, by the same agent
    • One house was staged, the other vacant
    • The Staged house sold in 2 days for $547,000
    • The Vacant house sold after 10 weeks for $518,

    • 000

    That's a $29,000 difference, not to mention the holding costs

    is staging mainly done for high-end new houses?

    or is it done for the 300k level as well?

    Hi Alfrescodining,

    I've even done it on a $200k house just to get a point of difference in an area. It's huge OS especially in USA but their version of staging is that the furniture is sold with the property, whereas here it's just for display.

    Well worth it :)

    Does anybody know of any stagers in Perth?…..Not sure if  "stagers" is actually a real word but Im sure you all know what I mean.

    It makes a difference. My sister in law recently sold her house privately. She staged it with some borrowed items from friends and family – once everything was in place, it looked amazing….and they ended up selling the property for about $25k more than they had expected.

    Even the valuer was impressed with the look.

    Hi Corie,

    What did you have in mind? I might be able to help you. Staging in Perth is very low key, probably because selling homes is relatively easy at the moment depending on your suburb of course. But staging will create a mass interest in your property if done right.
