i have recently been researching property for positive cash flow using the the information that was in 0-130 properties and have found a few that would work without having to borrow to much.
The houses are located in a town a few hours from where i live and i have taken a day off work later this week to visit the town to do some more research and am wondering if i should call an agent a few days before a go to arrange inspections on some of the houses or just do a town research first?
Always arrange inspections. Until you are an absolute gun investor who knows the suburb backwards and what he's getting into, go in and check out the property and its surrounds. Sometimes the property might be fine .. its the position or the company it keeps that may be the problem.
Town research is fine .. but it wont tell you about termite issues in the area .. or bad housing commission within 100 feet of the property. The one that agents are really good at blotting out in photos is the overhead powerlines. Magically they disappear in sales photos.
Legwork .. even if its just a single day will make the difference in making a valued decision.
I'm with Xdrew. Best to arrange a few inspections in advance.
However, if you're at a very early stage of your investing and you're not ready to make the plunge – the agent might think of you as a tire kicker and if it's a smallish town there's probably not going to be too many local agents….just something to keep in mind.

I am a big fan of Google Street-view. I cruise up and down the street from the comfort of my desk, checking out powerlines, whether anyone in the street has several carwrecks in their front yard etc etc. Gives me an idea before I get in the car to go for a look-see.
