Mackay is an awesome place to invest. We've sold plenty up that way because the numbers just work.
The projections for the area are amazing and there are many reasons why it will become and stay an investment hot spot for quite a while.

If you could afford too, I would strongly advise buying or building a hotel or motel here, I live in Mackay and have heard so many times how people cannot get accommodation.
The Qld mining expo is on here today through until Thursday and I'll bet you would not find a room anywhere close to Mackay probably not even Sarina which is the closest town ( 30 min away ).
Houses are pretty much the same, rentals are difficult to come by as there are plenty of applicants.
As Anthony said above, the numbers just stack up.

What areas particularly seem to rent well and are buyer demographics after 4dr 2bath large block or 3br 1living smart block? Any tips would help…looking to buy but more homeworkt to do yet

I have a property in Plantation Palms Rural View and it is renting as of last week for $660 pw unfurnished. Rural view and the northern beaches areas in general seem to be very popular.
What do the locals think?I’m travelling to Mackay next weekend to start doing my due diligence on buying there. Its my next “safe” hotspot pick. Gets the upside of the mining boom, without the downside of a small mining town.

My partner and I are looking to buy an investment property in Mackay and would like to hear about the best aréa's to buy in. We are looking to buy early part of next year and any info and tips on Mackay would be greatly appreciated.
I have heard that rental properties are hard to come by and therefore what type of properties would be the most rentable? Unit, house, 2 – bed 3- bed ?

I can only comment on the areas I have some knowledge of here in Mackay, my first piece of knowledge is that the people who live here get up late almost every day, that is probably why they drive very fast in the mornings and try to touch the back of my ute on their way to work.
I find this very entertaining !
As for the economy and property market, you will find it to be a busy town with plenty of cash flowing. Mackay probably has the highest concentration of new Toyota 4wd utes and landcruisers anywhere in qld.
The rental market has been tight in the 2 years I have been here and people always comment how hard it is to get a rental property, hotel room, or even a domestic flight.
I can highly recommend the northern beaches areas, being Rural view, Blacks beach, Dolphin heads areas, as I live here and it is a really pleasant place to live.
There are lots of new estates in construction in the northern beaches area though, so maybe the new houses will effect the housing supply in the next couple of years ( something to consider ).
In 2 years the northern beaches area has had: a new McDonalds, a new school presently in construction, a new Porters – hardware/homeware store, a new Woolworths, and Coles has doubled in size, and there are plenty of new specialty shops.
These businesses obviously have faith in the area to continue growing.
