    Hi – the major storms in Townsville in March 2012 caused my balcony to pool and finally the water got inside and did a bit of damage. My problem is that I thought I was fully insured with strata and landlord strata insurance but while the strata insurance approved the resulting damage inside, their policy states they do not cover "defective work" and wont touch the balcony. The reports I get is that the balcony does not have sufficient lean toward the drain and water proofing not done right. To fix these problems properly is about $7.5K.
    Is this common to exclude building defects or just my policy? Will applying more pressure to them do any good?

    The townhouse is 7 years old and every year or so we could see minor water drips during a big storm and the agent sent in some tradies who apparently fixed it over the years with a bit of sealant here or there. So I can prove it was evident in prior years but the QBSA home warranty wont touch it now since it's just outside the period they claim they have authority to intervene.

    I tried to track down the building inspection report but the conveyancing company has gone bust. Obviously someone would have ceritified this. Maybe I should be chashing them? If so, how do I get this report?

    I'm just not sure where to go. Maybe fair trading as the balcony was not built to australian standards?
    Please note that the only reason I'm pursuing this is because it's over $5K. If it cost me half that I would just pay the money and be on my way.
