    hi all,

    The neighbour of my IP emails me to complaint about my tenants !!  what should i do ??

    The neighbour said: the tenants point the with middle finger and swearing " f*ck !! many times the neighbour just ignore them.
    Also in the middle of the night, they can heard the tenants shout at kids " why aren't you asleep !!" and some arguing noise !!.
    the neighbour felt very un-comfortable !!! hence email me and told me all these .

    question

    the  lease is still have 5 months to go, the tenants seems still paying rent ( sometime behind but most of time still ok ).
    what should i do ? how should i reply to the neigbour ? I worry that if i told the neigbour that I will kick them out it will result in some backslash…… ?

    any comment or advice what should i do now

    Tell the neighbour to sort it out himself. Nothing to do with you.

    I have property manager managing for me.

    But I doubt PM will really do anything about it……

    Neighbour maybe well meaning and helpful in the future so it’s well worth maintaining good relations if possible.
    I suggest you sympathise and say how awful for you and advise neighbour that you will forward the email to the PM who is managing for you, then forward the email to your PM requesting they check it out and take action if necessary, provide neighbour with the contact details of PM and ask neighbour to forward any further reports there, and advise you if the PM does not respond properly or the problem continues. Not much else you can do. You have fulfilled your duty of care as a neighbour and landlord.

    I’d simply forward the email onto the PM and let your neighbor know that you’ve flagged the issue with the property manager. You’re paying for someone else to deal with these issues.

    Or tell the neighbour that you can forward their email onto the tenant if they wish.

    Depends if you want them out….if you do you can always serve notice to vacant as soon as they are late with their rent, meaning that personalities are kept out of it.

    If you have a PM for this property then forward the issue to them. You pay enough in PM fees, they should be there to manage issues like this so your time is not taken up.
    Good relationships with neighbours are important, but there is only so much you can do. Your main focus should be your property and your return. If your tenant is mostly good, then best leave well enough alone. I dont know anyone who hasn't, from time to time, yelled at their kids to go to sleep.

    Are they still paying rent ? yes
    Are they trashing your house ? yes / no

    Property manager cant do anything about a tenant swearing or telling there kids to go to bed. Your consern should be only that they are paying rent and not trashing your investment. Which if they are fighting and having dimestics more then likely you will have your house trashed in someway.

    EG girl friend locks husband out and he brakes the locks on the doors windows to get back in. Happened at one of my places.

    My advice would be to let the next door neighbor know to stay clear of the neighbors and that you will follow up with the PM.
    Then ask the property menager when the next house inspection is? Have them do a through inspection of the house and make sure things are getting trashed.

    If they are trashing your house than thats a problem.
    If they are abusive to everyone, then just stay out of their way.
