Greetings all,
after some advice from those that have either faced this problem before or from builders who see this problem as a common issue. I have recently purchased a 1940’s house with fibro ceilings and walls which contain asbestos. I am trying to decide which option is best between ripping out all the asbestos so there are no future problems as far as hazardous airborne fibres goes, this will cost about $10k if done by professionals. Option 2 is to just gyprock straight over the top of the current wall and ceilings but I’m worried this may inhibit future rental or sales as some potential customers may be discouraged by its presence.
Any and all comments and advice welcome.

My brother in law is trying to sell a property, he has had 2 offers both deals fell over, apparently once both buyers found out it had asbestos walls they pulled the pin.
What State are you in, as I may be able to recommend someone who can remove the asbestos.
Personally I would get rid of it.

That's just ridiculous. 90%+ of houses built before 1980 have asbestos in them. Unless the whole house is asbestos. That's not so common.
New home buyers are scared of it though. So if that's the case it's understandable. People are VERY uneducated when it comes to asbestos. Never mind- more bargains for me.
I have an asbestos guy in Sydney who is reasonably priced.$10K is a lot of money. Is the whole house asbestos? That's pretty rare. Find out. You may not need to do the whole house. Ours have been bathroom and kitchen only. Is that price strip out and regyprock? If so it seems like a decent price for someone else doing all the work. Then it will be like a new house.
We rip it out if the room needs it (eg bathroom) otherwise we leave it. But last house we sheeted over the kitchen (lazy).

unfortunately all internal walls and ceilings are fibro so we will be doing something about the whole house whichever way we go. One quote we got was just fro three walls in the kitchen, to open the kitchen/dining/lounge into open plan, was $2300+GST. I’d do the job myself but I have a young family and I’m not really willing to put their health at risk if I get it wrong having never doe it before. $10k was just removal of the existing walls and ceiling.
WI – We are in Rockhampton, QLD, I might get a few more quotes and see if there are some better options out there.
OK. get an asbestos specialist in to see what IS asbestos. Not all fibro is asbestos. As I said it is rare for a whole house to be asbestos.
There's a BIG chance that only the kitchen and bathroom are asbestos. If that's the case you can remove the rest yourself.
I understand you not wanting your family there but people SEVERELY over estimate asbestos effects.
There are MILLIONS of people that worked directly with asbestos and only a small % are affected. I'm not saying take the risk (I wouldn't take my kids on site). Just putting it into perspective. And of course wear a mask when doing any renovations.

So second inspection has confirmed that 90% of the house is asbestos, walls and ceilings, just waiting on the quote to remove and dispose of it all. I’m not expecting it to be under $15k.
Builder says to just sheet over it but I am concerned what effect it may have on resale in the future as we are obligated to disclose in the contract that the walls and ceilings contain asbestos. I’m not too bothered about it being here, I am more than happy to sheet over it, we don’t have any plans to sell the property and once this renovation is complete there should be no need for further work.
Anyway, still interested in anyones thoughts. Speaking to some local RE Agents this week to see what they think and what has happened historically with this situation in Rockhampton.

That is a good idea.
My brother-in-laws home was completely asbestos unfortunately, they then decided to brick clad the home, so now they are stuck with it.
They did receive another offer, however considerably lower than selling price due to asbestos.
I have a beach shack with asbestos roof, I was pleasantly surprised to find out the cost to remove the roof was $3200 I was expecting around $6000, make sure you shop the quotes.

i woudl suggest to get rid of it wit hthe help of professionals. You don't want any accidents in the future, as it may create legal and financial issues for you

Someone mentioned above that approx 90% of homes build before 1980’s will have some asbestos.
I have recently got a house and nowhere in the contract does it state it may or may not have asbestos. My plans are to knock it down and build over the land, anyone know of some prices i should expect to deal with potential asbestos and demolition?I don’t know about demolition prices, but to have all the asbestos containing material removed from this house latest quote has come in at $13k.
I had a small 3 bedroom home which was flooded last year, I had all the asbestos walls and fixtures (kitchen) removed, house pressure washed internally for 5500. Professionally done. Alot of other quotes were around the same price.
