Hey guys,
I'm looking at a unit as my next IP, I've found one in an area which I believe will start to become more popular and increase in value over the next few years but I have one concern with the property:
It's located on a main road, very close to transport, shops etc however there is a block of shops next to the complex which contains a very prominently advertised adult shop. My question for the more experienced investors is will this be a strong deterrent for potential tenants? There doesn't appear to be many rental vacancies advertised in the area but nonetheless I am concerned that it may lead to extended vacancy periods etc

i've found the majority of people renting are young males between 20 to 26 so this could be a benefit but in all seriousness I don't think it would have too much of an impact

It depends on who you're targeting to rent the property. Do you know what sort of demographic lives within the area? Personally, I'd be hesitant – not because of your choice of tenant but the effect it could have on future growth as future buyers will have a similar reluctance to purchase it.
