Question is…. are deceased estates properties any cheaper or better???
been to a few Mortgagee sales and deceased estates auctions and the prices were the same as buying it on the market for a similar property.

It depends on the agent and the vendor motivation Michael. vendors who want to get their hands on the inheritance or agents just looking for a quick sale won't do a great deal to get the highest price at auction.
yeah i reckon that some of them would be the same price or similar to regular sellers, although I tihnk that generally there is a trend for many of them to want to sell quickly..
I also saw NMDdata and was curious about it. Anyone used it before? Reviews?
There is another great site for deceased estates and mortgagee foreclosures called Select Property Invest:

They have mortgagee sales, deceased estates, development sites, and commercial listings. You can set automatic email updates for yourself based on the types of properties you are seeking.
The trick with these sites is ensuring the data is up to date. Nothing is worse than finding the perfect property listed and finding out in the next few minutes that it has been sold.
I am a subscriber. If nothing else it gives an insight into a niche market.
The bargains may be those properties that have been listed for a while.
