    Hi All
    I have been investing in some property's in areas that have a higher crime rate and I just wanted to get some other investors opinions on making a tenant feel safe in their home vs a fire starting and the tenants not able to get out the windows in emergency situations.

    Is there any clause that you add in the contract to make the tenant aware of fire danger ? or is this cover by insurance and the installation of fire alarms ?

    I am always careful not to lock the house down to hard just in case of fire but also want to allow tenants to feel safe in the home.

    Windows are not doors. If the windows have bars, fine. All rentals are required to have hardwired smoke detectors – ensure these are maintained/tested/certified annually by a reputable company.

    Restrict smoking to external areas only (saves painting/cleaning etc).

    Ensure doors have suitable hardware.

    Not much else you can do.
