    Hi,

    Was hoping for some clarification on insurance – we recently made a claim on insurance for one of our IP’s (we have 2, both managed by real estate PM’s) after the tenants trashed the house when asked to vacate with 60 days notice. Insurance claim total was $20,000. (although it took nearly 5 months to complete and the workmanship was shoddy but that’s another story)

    My question is – does this affect our ‘no claim bonus’ with our personal home and contents policy? ie, when applying for insurance and you are asked the question “have you made a claim on your home insurance in the last 5 years’? Logically I would think not, as we only have 2 investment properties, therefor 2 landlord policies (and one primary residence), surely this would not affect each other? what would happen if we had 10 or 20 investment properties? would we be paying super high premiums on all properties just because one or two had rent arrears or malicious damage by the tenants?

    I would assume so but best to contact your insurance provider to have it clarified.
