    Background – looking to buy first IP in Brisbane area. Have a couple of questions and would appreciate any thoughts

    What sort of rental yield should I be aiming for?

    Where can I get info on rental vacancies, Owner occupied v investor in certain suburbs?

    Is it beneficial to look at H&L packages v existing older dwellings (i.e for depreciation)?

    Are there any suburbs in Brisbane I should just flat out avoid. I am from the northside so know this area pretty well

    Apologies for all my posts and questions I am big on getting as much info as I can before I begin

    Hi Kate and Tony

    There's no wrong or right yield to aim for.

    In general terms, properties that offer higher yields may not be so great on the capital growth side of things and vice versa.

    Rental vacancy data is in the back of API and YIP magazines (check out your local newsagency) – I think some of the websites here might have that info as well – http://passgo.com.au/property-data-websites.html

    With H&L you can do much to improve the property and add value – because it's new. With older stock, you can renovate and add value. The depreciation will be better on new though.

    Not sure about Brissy area – others will though.
