    Hi All

    I own an IP in Cairns (close to town, shops schools etc)

    Currently rented at $345 / week, excellent tenants who pay rent direct so no property manager, 12 months to go on tenancy, they pay water.

    3 bedroom, 2 bathroom, fully fenced 2 year old home (good depreciation)

    Any ideas how to minimise agents fees when selling?

    I want $325,000-$330,000 in the bank.

    Any websites that have been used by other investors?

    I know in VIC there has recently been an increase in "flat fee selling" perhaps look around for an agent who has a flat fee, no percentage rates, to help minimise the cost while getting a good price. Also, see if there are any independent agencies, sometimes these agencies are cheaper as they don't have to fork out for franchise fees from every sale :).
