    For IP, do you setup a forwading address via Aus Post or just contact individual entity, or they just know?

    Bought an IP and I’m worry that the rates, body coporate, water etc letters will be sent to the IP address rather than to my PPOR. Was wondering what do you guys normally do.

    Notify the individual utilities of your residental posting address.

    They should know but it doesn't hurt to contact them to make sure.

    We had water bills going to an IP address when they should have came to our postal address. After 12 months we had racked up a bill of $1k+ and were issued with a few warnings to pay up (we had no idea about any of this because it was all forwarded to the wrong address and the tenant disregarded it).

    Oh ok.

    Regarding the council rates:  the council will know that you are the owner and they will send the rates to your home address.  All this gets sorted out by your solicitor during the purchase process.  If you are worried, just call the council and ask them to check the details they have on file.

    The same applies to the water rates bills.

    If the property has its own water meter you can have the tenant pay the water bills – and the water company will send that part of the bill to the tenant at the IP address. Give the water company a call and they'll talk you throug it.

    Regarding body corporate, I am not sure.  Your solicitor probably communicated to them already but why not give them a call or send them a letter to ask.

    Just check with the solicitor, he had actually does all that for me already.

    No worries.  The process is now so routine for the solicitors they forget to mention to the buy that they are handling this for us!
