    Hi,

    I have an oppportunity to purchase a very large 7 bedroom home on 1100sqm located within 2km of a major CBD.
    The home has the additional opportunity for subdivision and sale of part of the block (400sqm).

    Due diligence has allready been conducted by myself and $70k is required to be spent to bring the property to the standard required including fully furnishing it to obtain the below rental.

    I can secure consistent regular tenancy (Thru relationships i have with NPO's) which would yield a rental return of between $2240 & $3920 per week depending on occupancy. Demand for this type of Accom far outweighs supply or potential future supply in this location. As such it is estimated that 80% occupancy per week would be averaged p/a. Effectively giving a 13.5% return pa.

    Due to other property investments I have no equity available however my income means that debt servicibility is not an issue

    I require around $200-$250k to fund this investment which would include the renovation cost and provide a LVR of 80%.

    Does anyone have any advice as to how I could source funding or find an equity partner? Any advice or assistance would be appreciated!
