    Hi all,

    Just finished playing the property investing game that comm bank have created. Thought it was a good way to get an insight without spending any cash. The link to the site was through my online comm bank account.

    There is alot more involved in investing which the game does not take into account, but nevertheless it was a good way to keep me motivated in investing.

    Played the 50,000 a year scenario

    ended up with 2,366,695 nett

    11% average gain per year

    its hard to find property that yield over 6% thats what makes it hard

    Thats not bad, best I can get is 10%.

    Hi Guys

    Just had a bit of fun playing the game while sitting in bed getting over the flu

    I played scenerio 5

    My results were
    Starting capital $274k
    Total Invested $1.1mil
    Nett worth $6.386 mill
    Increase in nett worth 12%pa

    bought 23 properties compared to the community average of 7
    Sold 7 properties compared to the community average of 3
    My average profit was 49% compared to the community average of 60%

    Interesting figure was i earned $2.7mill in rent compared to the community average of $1mill

    It s interesting but focused on capital growth – still happy with my result

    Yes its a challenge I played again on $50k ended up with $2.579 mil but only 9%

    How does that work ? how can you end up with more money with a lower % hmm

    I played the game pretty cautious, I didn't take a lot of risk, I always had a bit of cash sitting around.

    I bought more property when interest rates where low and paid of chunks of debt as interest rates increased, instead of purchasing more property

    The majority of my property was Units, 1 & 2 bedders.. I think i only had 1 house.

    Funnily enough, It was that 1 house that had the worst returns and cost me a lot of money, sucking up all my cash flow.

    I chose all my property on yields and largely ignored the CG, trying to play it the cash flow positive route

    I just finished up, very fun :)

    $50k scenario.
    Funds invested – $1,260,227
    Net Worth – $6,016,210
    Increase PA – 11%

    I went down the route of making sure 75% of the purchases were cashflow positive, then with the other 15% I purchased the highest growth towns with lesser yields which I found the renovations added far more value. Whenever there was an option to add a bedroom or a laundry I added that value and made heaps of cash for the next purchases. I made sure all my LVR's were at 75% so when they went lower I refinanced and purchased more property. Whenever a property had more than 80% CG I done renovations and sold up quick fast!
    Majority houses, only purchased 3 units.

    Stats:
    35 properties bought, 26 properties sold, Avg profit 85%, Renovations completed 93, ROI for Reno 38%, Rent earned $2,060,532.

    Hi guys

    The joys of being crook and bored – I gave it another go on the $50k scenerio

    Results
    Funds invested – $750,933
    Net Worth – $3,464,,758
    Increase PA – 11%

    I found it strange my net worth dropped from over $7 mill on turn 9

    It is a bit of fun and can help with your tactics – seems to be more Cap Gains focused with cashflow positive being created thru low LVR's

    Typical bankerd they want the cashflow – let the inestor take the Cap Gains on the punt
