    Hi fellow investors…..

    Im in the process of settling on a vacant flat CBD block of land in a small regional town. Land is in v good location next to beach and in the town centre. It is 670m2, rectangualr (approx. 16m frontage by 40m in length), has one street frontage/entrance and is zoned for business and can be built on to a height of 3 floors.

    I have purchased the land to build a dental surgery which should be approx 110-150m2 in size. I have spoken with the council and understand the requirements for carparking etc which will be approx 6 spaces (poss less if I liase with a planning consultant).

    Basically, I want to maximise the potential of the land as its in such a convenient location. Local agents inform me that there is a shortage of holiday type accomodation (town is in tropical QLD and popular with winter sunseekers).

    So my big question is, does anyone have any suggestions as to what could feasibly be built on CBD land of this size? Has anyone developed a similar sized CBD block etc?

    My thoughts are dental surgery and possibly 1 other small commercial shop on groundfloor, with holiday lets on second and third floors – or is this pushing it??

    Would really appreciate some input before I liase with the drafting company and try to explain what Im after
