Its not to late to invest in Gladstone, APLNG are due to make FID in June 2011 sometime. Since 2007 Gladstone house prices have only moved around 10-15% so they are due for some significant gains. Unfortunately most people will only start to invest there once gains are hitting 20% year on year growth, there is a unique opportunity at the moment with lots of choice availible. For anyone interested here is some unbiased advice, I am just a "worker" who invests in property.
Avoid
1. Calliope and Boyne Tannum (The LNG precint is about 10-15 minute drive beyond Gladstone most wont want to drive an additional 20 minutes on top of that) Calliope is a bit inland and probably a place I wouldnt live , Tannum is nice but I wouldnt want an extra 25 minute commute, I can go there on Weekends.
2.Parts of Emmadale – a massive road runs through it and alot of the houses have "views" of this road (Kirkwood rd) that will divert all the heavys away from Gladstone. So unless you like the rumbling of road trains it may be a place to check carefully.
3.Parts of South Gladstone as it boarders on QAL.
GoodGladstone contains suburbs within Suburbs which are often elite eg: Kaleentha Park in New Auckland in particular the area around Sharyn Drive and the roads that come Off it.
Woodlands estate in Telina, Again this is a good part of Telina. Follow Dixon Drive to the end and check out all the new houses in there.
Dolphin Cresent but houses are large and pricey.
Parts of West GladstoneJust a few pointers I know there are other places that are decent and some may have a very different opinion, Just wanted to share mine.
