Another thread on me asking for advice/information about an area, hehe.
Have been looking, as usual, in around Brisbane and have started to lower my price range, just on online pages, to see what one can see. I have seen a few places in Inala that are around the 200k price range.
My understanding of this area is that it is low socio-economic, is this still the case?
Has anyone invested in this area?
My, obvious, fear is that the potential tenants wouldn't be interested in keeping the house up to scratch? I suppose this is always a risk of investing in areas such as this?

Having grown up in Brisbane I know the tag associated with Inala. I am not sure how low socio it is currently but I am led to believe it is as I have a family member who does all the commision house painting in that area. The problem with Inala is there is limitied infrastructure and lack of an urban hub which other similar suburbs seem to have.
My understanding is that it’s similar to areas in Logan (such as Woodridge) when comparing it socioeconomic status. What do the numbers tell you? There’s nothing wrong with investing in these type of areas – as long as you’ve got risk mitigators in place. I’d start with a “good” property manager.
I always go to http://www.domain.com.au, click on property report. Type in Inala, click search. The median price for the month will appear, then you can click on demographics.
I cut and paste the Inala demographics here so you have an idea what it looks like. It is important that you interpret the data carefully. It also compared Inala vs the Brisbane local government area as a whole.
It is also important to practice using these resources that's available on the Net.
Have you considered investing in Calamvale – a much nicer surburb with a lot of first home buyers and people looking to rent in the area. It's up and coming.
